As the owner of an airbnb, your main objective is to make a return on your investment. Because you aren’t renting out to residential clients, you need to think of more creative ways to make your property stand out and attract more bookings. Essentially, your apartment, house, or other type of lodging serves mainly tourists – and thus you can consider it a hotel in some way. Here are a few tips to upgrade your airbnb and attract more clients. 

Add More Facilities

Even if you think your property isn’t very big, there are many things you can do to upgrade your facilities. If you already have a deck, consider shopping for the best inflatable hot tub your money can buy – it’s cheaper than installing a fixed hot tub. Also you can eady deflate it and put it away if you ever need to for special requests. This type of facility upgrade could justify a slight increase in price. You can even keep the prices unchanged, making your listing more attractive because it has more facilities for a lower price. Other facility upgrades may include a home gym (consider a stationary bike and weights if you’re limited on space). 

Offer Toiletries, Kitchenware, Etc.

Put yourself in the tourists’ shoes – they are likely to forget some of their toiletries like shampoo, soap, toothpaste etc. Just as a hotel would do, it doesn’t hurt to keep a small collection of toiletries always in stock. It’s a small investment but it improves the client’s opinion of their stay, especially if they actually use them. Also consider keeping some basic kitchenware in the kitchen, along with common ingredients like table salt, pepper, and sugar. These aren’t going to cost you much, but they make all the difference to the tourists when they need them. 

Give Your Clients The Option For More Tourist Services

If you have the time (and energy) consider adding tourist services to your airbnb. Let your clients know that you can offer airport pick up, or arrange for tours if needed. This will not only give you an extra source of income, but also it will help to boost your ratings on Airbnb service company. It’s understandable if you have multiple properties that this isn’t feasible for you to do yourself, but if you think it is worth the investment you can hire a property manager to handle these things for you. This would be someone who is responsible for organizing services you provide to clients of your different properties. You don’t necessarily need to have any experience in tourism, because all you need to do is find a company or a person that is willing to work with you.

Upgrading your airbnb is all about pleasing your clients. Remember that they are likely to be tourists (whether domestic or international), and they will have needs that are unique to the tourism industry. Of course, always make sure that your property is cleaned well after each stay, and try to repair any damages promptly. With these few tips, you can have a five star lodging easily.
